Construction of Naga 3 integrated entertainment complex begins with record-breaking foundation work

Construction of Cambodia’s largest and most prestigious integrated entertainment complex has started.

Work on Naga 3 is now progressing smoothly two years after its release.

In January, workers began to lay the foundation for the massive project.

Based on the project design, the main feature of Naga 3 will be a 75-story hotel tower. “It will be the tallest building in Cambodia when completed,” noted its developers.

The $ 3.5 billion project, which sits on Sangkat Tonle Bassac in Phnom Penh, will also include two blocks of the 52-story hotel tower.

The complex will include 17 floors of multi-function podiums (lifestyle products, high-tech theme park, entertainment, meetings, incentives, conferences and exhibitions (MICE), etc. the back of the house supports.

Naga 3 will add nearly 3,000 hotel rooms and suites to the existing NagaWorld complex, according to local media. The total gross floor area of ​​the project is 500,000 m².

The developers, contractors and designers of the project will build the project according to international standards.

The design is managed by two award-winning international companies: Steelman & Partners and Skidmore, Ownings & Merrill LLP (SOM).

Jacobs Engineering, meanwhile, deals with civil and structural works. The US-based company is one of the world’s largest engineering consultants with 55,000 employees, 400 offices in more than 40 countries and annual revenues of $ 13 billion.

CCAG Asia Co Ltd is listed as prime contractor. Other companies playing a major role in the project are KWA Consult Sdn Bhd (mechanical and electrical consultant), ELP Quantity Surveyors Sdn Bhd (QS consultant) and Steelman Partners LLP (interior design).

The American company Steelman Partners LLP, which has designed numerous casinos and integrated resorts around the world, also participated in the Naga 1 and Naga 2 projects.

MCC International Co Ltd is listed as a foundation contractor, in partnership with foundation specialist, Econpile Berhad. MCC International is a Fortune 500 Global Company, one of the largest Chinese state-owned construction companies. It is listed on the Shanghai, Hong Kong stock exchange. While Econpile Berhad is a publicly traded company in Malaysia.

According to Nagacorp, foundation contractors were selected from 14 international tenders with a very thorough and comprehensive assessment of their technical capabilities, experience, suitability of foundation construction machinery and geotechnical resources, including including top-down construction experiences.

The project lists six main design considerations.

This is a comprehensive soil survey of 36 boreholes in 2019; completed two preliminary test piles in 2020; health and safety of neighboring buildings nearby; high level of the water table; no encroachment on neighboring lots; and the constructability, safety and quality of the works.

Nagacorp, the developer of the project, leaves nothing to chance with an efficient, highly efficient and state-of-the-art design approach.

According to the company, millions will be spent on soil improvement works in the 6m west road adjacent to existing buildings using a deep soil mixing method to reinforce the existing topsoil to minimize the risk of settlement. of the ground.

A perimeter diaphragm wall 800 to 1000 mm thick up to 44 m deep, with interlocking in the rock layer, will be put in place to ensure the stability of the water table, minimize the risk of soil compaction and cut the transmission of vibrations to adjacent buildings.

Numerous butt walls of 800mm by 8800mm each will be built to control the deflection of the diaphragm wall during excavation, he added.

The project will also feature a top-down construction method to minimize perimeter diaphragm wall deviation and minimize the risk of soil settlement.

Powerful high frequency vibrators are used to minimize construction noise and vibration and full instrumentation has been installed on all construction sites to continuously monitor soil settlement, groundwater level, vibration and the noise.

It was noted that this foundation package is among the largest and most complex foundation works ever carried out in Cambodia due to the deep excavation, the extremely narrow site in the heart of Phnom Penh city and the complexities involving large diameter bored piles, thick cast walls, etc.

The total volume of earth excavation for the project exceeds 300,000 m3.

The construction of the foundation will be completed in phases (18-30 months), allowing the construction of the superstructure to start in the second half of 2022.

Dr. Chen Lip Keong of Tan Sri Dato, the billionaire founder of Nagacorp, will fund 50% of the $ 3.5 billion needed to develop Naga 3. The remaining 50% will come from Nagaworld’s internal and external funding options.

Two of the world’s largest hotel brands, JW Marriott and Grand Hyatt, are elected to manage some of the towers.

Moody’s Investors Service Inc and S&P Global Ratings Inc, the two main rating agencies in the world, have already approved the project.

Nagacorp, which also owns Naga 1 and Naga 2, has been at the forefront of strengthening Cambodia’s international profile, created many jobs and has contributed immensely to the development of the local economy and tourism sector.

In 2019, Nagacorp contributed around 27% of tourism growth to local GDP and around 1.2% of national GDP in Cambodia, according to figures released by the National Institute of Statistics of Cambodia.
